Long-Distance Aging Parent Home Safety Checklist

You cannot see the bathroom from two states away, and a phone description is not a measurement. The good news is that most of this work can be prepared remotely. A set of photographs, four measurements and a written list of what is hard now is enough to start a real conversation and get a real price. What follows is the checklist we would hand an adult child organising this from out of town: what to photograph, what to measure, who to ask locally, what needs doing in the house, and what cannot be settled from a distance.

Photographs you can actually use

Photographs replace the visit you cannot make, so take them the way a contractor would look at the room.

• The bathroom from the doorway, with the whole room in frame.
• The tub or shower wall from the side, so the height above the floor is visible.
• Each doorway with a tape measure held across the opening, so the width is readable in the picture.
• Every exterior door from outside, showing the step or steps up to the threshold.
• The staircase from the bottom and from the top, including any landing and turn.
• The route from the bedroom to the bathroom, taken at night with the lights on as they are normally used.
• The floor where one surface meets another - tile to carpet, room to hallway.

Photograph the room rather than the person, and keep them in one folder with the date on it.

The four measurements that decide most quotes

You do not need a survey, you need a tape measure and four numbers.

• The clear width of each doorway, measured inside the frame at its narrowest, the bathroom door first. Housing stock around Sarasota County often has a bathroom door of about 28 inches, which is tight once a walker has to pass through with the person.
• The tub or shower wall height above the floor. About 14 inches is common, and that step decides whether a conversion is worth pricing.
• The rise at each exterior door, measured from the outside surface up to the threshold. That number decides any ramp, because the ADA maximum slope is 1:12 - one inch of rise for every twelve inches of run, or 8.33% - so six inches of rise needs about six feet of run before a landing.

Who to ask locally

What you cannot do is settle the scope from photographs. A price written from a description is a guess, and the room usually disagrees with it the moment somebody stands in it.

Putting the measurements in front of a contractor

Keep it to one page and keep it factual: the address and which of the areas it sits in, the four measurements, what is hard now in plain sentences, whether a walker, a wheelchair or a scooter is in use or expected, whether there is a second bathroom, and the photographs. Then the question that produces a usable answer - what would you do here, priced item by item.

What one visit should produce

If the visit ends with a single number for the whole house, ask for it in pieces instead. What you want in writing afterwards: each modification described and located, priced separately; which items are safety-critical now and which can wait a season; the permit and HOA question answered, with who is responsible for pulling them; what is excluded, including disposal and finish work; and how surprises get priced if the floor or the wall is worse than it looked.

Get the same list from a second contractor if the first number looks large. Two itemised quotes are also what most funding programmes ask for, so the second one is rarely wasted effort - and on a long-distance project it is the cheapest form of oversight available to you.

The checklist, in one place

• Photographs: the bathroom, each doorway, each exterior step, the stairs from both ends, the night route, the floor transitions.
• Measurements: doorway widths, tub wall height, the rise at each exterior door, stair risers and turns.
• Notes: what is hard now, in your parent's words as well as your own.
• Local: who can be in the house for the visit, and what the association requires.
• Questions: prefab or custom tile, floor structure included, drain moved, blocking confirmed, permits and HOA, what is excluded.
• Money: ask for the items priced separately, and keep the funding questions with the agency that runs each programme.

Print it, or keep it as a note on your phone, and add to it as things change - a new near-fall, a walker that arrives, a discharge date. The list is worth more as a running record than as a document you fill in once, because the second visit is where the first measurements usually get revised.
